If you are planning to sell your home, consult with a Realtry World Real Estate Professionals Professional. In Madera, California Realty World agents can help you with your real estate needs.

We don’t just list houses and hope they sell; we have a powerful marketing plan that will keep you informed while we get you the results you want. Experience has shown that most people have three objectives when selling their house:

They want to realize the inconvenience

There are usually two questions that are of immediate concern when you are considering the sale of your house:

best possible price, in the least amount of time, with the least possible. How much can you expect to receive? How long will it take to sell?

The answers to these questions are a combination of factors, some of which you control, some we control, and many that no one controls.

1.) TODAY’S MARKET. The basic law of supply and demand is affected by interest rates, employment rates, consumer confidence, seasonal changes, and life events. Neither you nor we can have any real impact altering these conditions.

2.) COMPETITION NOW. Comparison-shopping by buyers is a fact and, therefore, the price other sellers are asking directly affects the salability of your house.

3.) RECENT SALES. Analyzing what buyers have shown a willingness to pay, for similar homes, will give you the best indication of what you can expect.

4.) CONDITION OF YOUR PROPERTY. The better the house appears, the more appealing it will be to buyers and will, therefore, get their attention faster. The appearance and condition of the property also affects the perceived value, translating into the price a buyer is willing to pay.

5.) DAYS ON MARKET. There is a direct correlation between the amount of time your house is on the market and the price a buyer is willing to pay.

6.) MARKETING. The REALTY WORLD® Home Selling System is a powerful marketing system based on a constant review of the above factors plus the human element. We are trained in the latest skills and techniques in order to get you the best possible price, in the least amount of time, with the least amount of inconvenience.

We’ve earned the right to use the slogan:

“The right agent makes all the difference in the world.™”

If you plan to sell and need further information, please feel free to contact me.

Now that you moved into your new home, it is recommended that you be prepared for emergencies. Your home is one of the largest and most important investments and you should keep your family safe and provide the safety and security in the event of an emergency. According to the Emergency Preparedness Guide, Protecting your Family and Your Home, following is a brief description of what emergency supplies to have:

EMERGENCY SUPPLIES

Store enough water per person, make sure that the water was not purchased last year or not expired. It is recommended to store one gallon of water per person per day for drinking and sanitation. Water should be stored in clean plastic containers. Provide more water depending on your location. It may be necessary to have more during the summer months or if you live in a warm-weather climate.

Store food that could last several days for each person. Food should be edible, won’t go bad and does not have to be heated or cooked. Choose foods that your family will eat. Some examples are food with protein or fruit bars, dry cereal or granola, canned foods and juices, peanut butter, dried fruit, nuts, crackers, and baby food. Fruits from your local grocery stores in your kitchen counter would be nice to have also. In addition, pack a manual can opener and bottle opener, cups, disposable plates and eating utensils.

Basic supplies such as a flashlight, battery powered radio (with batteries), extra batteries, utility knife, local map, toilet paper, hygeine products, soap, and sanitation supplies. Include plastic sheeting, duct tape, extra cash, and identification. Gather all clothing and materials as necessary to keep you warm or cool.

Unique supplies should be used to suit your family’s conditions and needs. Pack prescription medications, diapers, formulas, bottles, pet food, or items necessary for your pet(s).

Comfort supplies such as books, paper, pens, deck of cards can be used or other forms of entertainment. You probably have an IPOD, IPHONE, or SMARTPHONE but it should be able to run for several days.

FIRST AID KIT. Check with local safety supply companies for appropriate first aid kit. Most should work and have the standard supplies for cuts, burns, and other injuries.

Madera is located in Central California and is just within a couple hours from major landmarks, national parks and beaches. If you live in the Central Valley and have not experienced the National Parks, Yosemite, and Forestiere Underground Gardens, check it out and enjoy the day or days of your excursion. Of course there are other places to visit around California. But if you haven’t visited the natural settings and surroundings where people and tourists come from thousands of miles away, it is never to late to explore and navigate to and through the sites. Take advantage to experience the sites when you have the chance. Enjoy the time with your friends and family and get to know a little more of your back yard.

The picture above is in Yosemite, and nearly an hour and a half away from Fresno or Madera. There are a list of other activities that you can add after spending a couple nights in a cabin in Yosemite and walking/hiking several trails. If you please, don’t forget to add one or two activities within the same areas of our travel if it fits into your schedule. The Blossom Trail is a natural cycle during spring that spreads into several communites in the valley. Another possible activity could be the unique trail in the valley called the Madera Wine Trail.

The Madera Wine Trail consists of family owned wineries and is a place and adventure to add to their 40 mile trail that range from 300 to 1800 feet in elevation. You can download a map, walk into great wineries and taste vintages over decades ago. Many families continue to develop and make wine from old family techniques to new state of the art processes utilizing modern equipment. Many wine makers carry on with their tradition in treating the wine in a special way. Madera is one of the oldest wine regions of California with a wide variety of soil and a wide range of temperature. If you are outside of the city of Madera, you can see a few roads with the wine makers name on them and follow the trail. In addition, a map can be downloaded from the website as well. Every wine is special to the wine makers and extend their friendship through the wine. Usually wineries do not charge for the samples, but please verify to the extent of your sampling. Some wineries also host live entertainment and provide accommodations for larger gatherings. Most of the wine are food friendly and the wine makers provide a one on one attention when you visit the wine tasting. The wineries have a warm and friendly amosphere with national and world distribution.

To read more about the madera wine trail, check out a brochure from the http://www.maderawinetrail.com/winetrailbrochure.htm. Have a safe trip and enjoy your time in Madera! If you need more information of Madera, California please contact me anytime at (559) 975-9048. Happy excursions, Jason Burns
